Mold Inspection Cost by Situation: Apartment, After Water Damage, Condo, and More

Mold inspection pricing isn't one-size-fits-all. Here's what to expect for apartments, condos, post-flood inspections, pre-purchase inspections, and other specific situations in Southern California.

The question "how much does a mold inspection cost?" has a general answer — but the more useful question is what it costs *for your specific situation*. An apartment inspection after a neighbor's leak is a different scope than a pre-purchase inspection on a 3,000 sq ft home, which is different again from a post-flood commercial property assessment. Here's a breakdown by the most common scenarios.

Apartment Mold Inspection Cost

Apartments present a specific challenge: the moisture source is often in a neighboring unit, above the ceiling, or inside a shared wall — not in the unit being inspected. A thorough apartment inspection includes air sampling inside the affected unit, moisture readings in walls and ceilings adjacent to the suspected source, and documentation suitable for communicating with a landlord or property manager.

Typical cost: $250–$400 for a standard apartment unit. The inspection is usually faster than a full single-family home but requires the same laboratory analysis.

Who pays? In California, landlords are generally responsible for addressing mold that results from building defects or water intrusion they're responsible for maintaining. A professional inspection report gives tenants documented evidence of conditions and gives landlords a clear record of their response. Either party may initiate and pay for the inspection depending on the situation.

Mold Inspection Cost After Water Damage or Flooding

Post-flood inspections are among the most important — and the most time-sensitive. Mold can begin growing within 24–48 hours of water intrusion, and the scope of an inspection after significant water damage is typically broader than a routine assessment.

Typical cost: $350–$600 depending on the size of the affected area and number of sample locations required. Properties with water damage in multiple rooms, or with affected HVAC systems, will fall toward the higher end.

Insurance documentation: A professional inspection report with timestamped photographs, moisture readings, and laboratory results is often required to support a water damage insurance claim. Getting this documentation on record quickly — before any cleanup or remediation — is critical. Read more about emergency inspections.

Condo Mold Inspection Cost

Condos share characteristics with both apartments and single-family homes. Like apartments, they have shared walls and common areas that can be moisture sources. Like homes, they often have more complex layouts, multiple bathrooms, and HVAC systems that require thorough assessment.

Typical cost: $300–$500 for a standard condo unit. HOA-related situations — where the moisture source is in common areas or another unit — may require additional documentation for HOA communication.

Pre-Purchase Mold Inspection Cost

A pre-purchase mold inspection is one of the highest-value inspections a buyer can commission. Discovering significant mold after closing is expensive; discovering it before gives you negotiating leverage, the ability to require remediation as a condition of sale, or the option to walk away.

Typical cost: $300–$500 for a standard single-family home. Larger properties, homes with crawl spaces, or properties with known water damage history may run higher.

Timing: Schedule the mold inspection to run concurrently with your general home inspection, not after. This keeps your contingency timeline intact. See our real estate inspection services for more on transaction-specific requirements.

Post-Remediation Clearance Testing Cost

After mold remediation is completed, an independent clearance inspection verifies that the work was done correctly and that mold levels have returned to normal. This is a separate inspection from the original assessment and is typically scoped to the remediated area.

Typical cost: $250–$400. This should always be performed by an inspector independent from the remediation contractor — a company that both remediates and clears its own work has an obvious conflict of interest. Our inspectors have no remediation services and no financial stake in the outcome.

Commercial Property Mold Inspection Cost

Commercial inspections vary significantly based on square footage, building complexity, and the number of HVAC zones. A small retail space is a different scope than a multi-story office building or a warehouse with a history of roof leaks.

Typical cost: $500–$1,500+ for commercial properties. We provide custom quotes for commercial inspections based on property size and specific concerns. Contact us for a commercial quote.

What's Always Included

Regardless of property type or situation, our inspection fee covers the inspector's time on-site, all sample collection, accredited third-party laboratory analysis, and a written report with photographs, moisture data, and specific recommendations. No surprise lab fees added after the fact.
